As 2025 unfolded, reports of a shift in the luxury home market began to surface. Real estate statistics showed a number of key metrics on the decline, including total home sales and median sale prices.

As we enter 2026, experts predict that the factors fueling the decline will continue to have a notable impact. High interest rates will reshape behavior that was based on easy access to cheap money, and those who have the cash to buy will be looking beyond excess to secure something that is truly exclusive.

“By 2026, luxury real estate will be fully out of the cheap money era,” says luxury real estate developer Michael Nouri. “Rates may come down from the highs, but free capital is gone. For the top of the market, that shift is healthy. It removes speculation and forces discipline. Weak projects disappear, and strong assets stand out.”

Supply Is Becoming a Key Feature in the Luxury Home Market

Supply and demand is a key factor in the global real estate industry that influences sales dynamics for luxury listings as well as those at other price points. Factors influencing the industry currently, however, have made it the primary factor.

“After years of high construction costs and tighter financing, new true-prime inventory has slowed sharply, making supply the main price driver,” Nouri reports. “In waterfront zones, historic districts, and real resort markets, it’s simply tough to build at scale anymore. When real supply is limited and real money keeps showing up, prices don’t need hype to move.”

Luxury Real Estate Buyers Are Seeking Properties and Locations That Are Climate-resilient

Climate disasters are on the rise. Both the number of events occurring annually and the value of the damage they cause have increased notably in recent years.

To make matters worse, the areas where luxury real estate options in 2026 are often concentrated can be the most vulnerable to climate disasters. Many brokers serving ultra-luxury clients report that real estate professionals serving ultra-luxury clientele are increasingly fielding questions about how natural disasters could impact their investments, as well as ongoing costs such as insurance premiums. Affluent buyers are responding to the uptick in disasters by seeking out climate-resilient, high-end real estate.

“Climate risk is also now part of valuation,” Nouri says. “Insurance, infrastructure, flooding, and heat are no longer abstract risks. Well-engineered, resilient properties will command a premium. Others will trade at a discount over time, even in famous and sought-after locations.”

Global Trends Show the Residence Is Now Just Part of the Equation

Realtors showcasing properties in the past would focus on the features of the residence itself and its grounds. Gourmet kitchens, wine cellars, cutting-edge technology, and gorgeous views were the top items highlighted because they were the features home buyers were seeking.

Moving into 2026, however, buyers are looking beyond the residence, regardless of how many features it provides. The definition of luxury is changing to include a variety of new considerations.

“The biggest shift we will see in 2026 involves an ongoing redefining of what luxury means,” Nouri says. “It’s no longer just about the home itself. At the top end, buyers are paying for privacy, health, security, and control of their environment. Homes tied to private clubs, retreats, and real wellness or medical access are starting to outperform basic luxury products. The industry is moving toward luxury as a lifestyle platform, not just a residence.”

The factors in play indicate 2026 will most likely not be a boom year for the high-end real estate sector. Rather, it will be a turning point, with new buyer preferences transforming trends and reshaping the course of development.

“Capital at the top is no longer chasing upside,” Nouri explains. “It’s choosing safety. And the properties that offer legal clarity, physical resilience, and real lifestyle value will lead the next phase of the luxury market.”

Creator of Claude Code Reveals His Workflow


Boris Cherny, the creator of Claude Code at Anthropic, revealed a deceptively simple workflow that uses parallel AI agents, verification loops, and shared memory to let one developer operate with the output of an entire engineering team. “I run 5 Claudes in parallel in my terminal,” Cherny wrote. “I number my tabs 1-5, and use system notifications to know when a Claude needs input.” He also runs “5-10 Claudes on claude.ai” in his browser, using a “teleport” command to hand off work between the web and his local machine. This validates the “do more with less” strategy Anthropic’s President Daniela Amodei recently pitched during an interview with CNBC. VentureBeat reports: For the past week, the engineering community has been dissecting a thread on X from Boris Cherny, the creator and head of Claude Code at Anthropic. What began as a casual sharing of his personal terminal setup has spiraled into a viral manifesto on the future of software development, with industry insiders calling it a watershed moment for the startup.

“If you’re not reading the Claude Code best practices straight from its creator, you’re behind as a programmer,” wrote Jeff Tang, a prominent voice in the developer community. Kyle McNease, another industry observer, went further, declaring that with Cherny’s “game-changing updates,” Anthropic is “on fire,” potentially facing “their ChatGPT moment.”

The excitement stems from a paradox: Cherny’s workflow is surprisingly simple, yet it allows a single human to operate with the output capacity of a small engineering department. As one user noted on X after implementing Cherny’s setup, the experience “feels more like Starcraft” than traditional coding — a shift from typing syntax to commanding autonomous units.

Sony patents AI-powered ‘ghost’ that shows you how to get past videogame obstacles, and can even play the hard bits for you



As reported by All About AI, in 2025 Sony was granted a patent for an AI-generated ghost player that can help you out when you’re stuck. (Sony applied for the patent in 2023; these things take time.) The patent proposes an in-game interface that accepts “natural language queries” to identify which bit of the game you’re stuck on, and then can either show you how to overcome the obstacle or take over and do it for you. I guess via possession?

The “ghost character” who provides “ghost assistance” will be based on footage of other players, presumably scraped from YouTube by AI. There’s already a Game Help feature on Playstation 5 that can bring up relevant videos when you’re stuck, and this seems like a less jarring implementation of that.

Why I’m So Passionate About Owning Your Revenue Streams

One thing I’ve learned in my years of creating content and running an online business is this: the best revenue streams are the ones you control.

It sounds simple, but it took me a long time to truly understand it.

I’ve dealt with:

  • Sudden drops in YouTube AdSense because of a glitch
  • Affiliate programs are changing their rules overnight
  • Brand deals that felt less like content creation and more like running a full-blown advertising agency

Every one of these experiences reminded me that when you rely too heavily on platforms or programs you don’t control, you’re always one algorithm change or policy update away from a major setback.

Shifting my focus to my own offers, my courses, my programs, and my membership changed everything. Not only did it stabilize my income, but it also made running my business more enjoyable. There’s nothing quite like creating something yourself and watching it truly help people.

That’s the foundation that eventually led to Video Editing Made Easy.

How James Wedmore’s Course Chronicles Inspired My Process

If you follow James Wedmore’s Mind Your Business podcast, you may have heard his mini-series called Course Chronicles. He breaks down everything from the decision to create a course, to validating your idea, to launching even before you create the course.

Even though I’m an affiliate for his Business by Design program, I’m also a long-time student. His framework works. It’s helped me build my business for eight years. But here’s the twist: I didn’t follow his process this time.

Instead, I used what already works for my audience and business.  

Why I Decided to Create a New Course

At the start of this year, I wasn’t planning on creating another standalone course. My main priority was growing  Video Brand Academy, and I had already grown it from 30 members to 100 in just one year. My focus was there, and honestly, it was working.

But something kept tugging at me:

My audience kept asking for help with video editing.

Every time I shared a Descript tutorial, it performed well. My analytics, comments section, and inbox all backed it up. People wanted a simple, accessible way to edit videos without spending hours learning complicated software.

And the more I thought about it, the more it made sense. A video editing course wouldn’t compete with my membership; it would complement it.

So even though creating a new course wasn’t in the original plan, it quickly became clear that it was the right next step.

Validating the Idea (Without Starting From Scratch)

One of the biggest advantages I had going into this project was data. I didn’t have to guess whether people wanted a course like this; the demand was already there.

I could see exactly which videos on my channel were getting traction and what viewers were searching for. Descript tutorials consistently performed well across the board

On top of that, I’d been getting direct messages and comments asking for a full editing course. Sometimes validation doesn’t need to be complicated; just listen to what your audience tells you they need.

This made me feel confident moving forward. I wasn’t launching something because it sounded fun. I was creating something that would truly help people.

Naming the Course and Setting a Launch Date

Naming a course always feels harder than it should. You want it to be clear, memorable, and aligned with what people are actually searching for.

After wrestling with a few ideas, I landed on  Video Editing Made Easy because it said exactly what people wanted: a simpler way to edit. No confusion. No fluff. Just clarity.

Then I had a funny moment: I typed the domain name into my browser…

and realized I already owned it.

Maybe that was a sign. I knew this course was coming before I consciously admitted it.

Once the name was set, I made a decision I’d been avoiding:

I picked the launch date.

Monday, May 19th.

There’s something about putting a date on the calendar. It forces you to stop tinkering and start executing, gives you a deadline, and builds momentum. And honestly, it holds you accountable to your own vision.

My Pricing Strategy for the Launch

Pricing is always one of the trickiest parts of creating a course. You want to make it accessible, but you also want it to make sense within your business ecosystem.

After thinking it through, I decided to launch the course in a way that would serve my long-term goals:

For the initial release,  Video Editing Made Easy will be a free bonus for new members joining  Video Brand Academy.

This approach offers a few major benefits:

  1. It rewards new members with incredible value right away.
  2. It gives me space to gather feedback and refine the course before a full public rollout.
  3. It helps me test demand and positioning in a low-pressure way.

Later, once the course is fully polished and I’ve gathered the feedback I need, I’ll release it as a standalone offer with pricing that aligns with my overall YouTube funnel strategy.

For now, this approach feels simple, smart, and aligned with where my business is heading.

Creating the Content

The good news? Most of the course content is already done. I’ve built out the main modules, recorded the core lessons, and structured everything to help beginners get fast wins without feeling overwhelmed.

All that’s left are a few bonus lessons that I’ll record and edit before launch day.

Having the bulk of the content done early has been such a relief. It frees me up to focus on the marketing and launch strategy, something that often gets neglected when creators are still scrambling to finish recording.

When you’re not rushed, you get to be intentional. And intentionality always leads to a better experience for your audience.

Identifying Memory Bottlenecks in ASP.NET Core Request Body Mapping using Visual Studio Profiler


I have an endpoint that accepts a model containing a byte[] in the request body:

When uploading large files, the process memory jumps from ~80MB to ~130MB+ before throwing an IOException. While I suspect the internal mapping of the request body to the FileChunk model is the culprit (and am considering streaming instead), I want to improve my diagnostic skills.

The Scenario:
Hypothetically, if you didn’t have access to external documentation or Stack Overflow, how would you use your IDE/Debugger to prove that the model binder is causing this allocation?

My Current Progress in Visual Studio:

  1. I take a Memory Snapshot before and during the spike.

  2. I open the Heap Diff View and filter by the largest byte differential.

  3. I see SharedArrayPool<Byte> at the top of the list, but when I view Paths to Root, I cannot find a direct reference to my FileChunk model.

My Questions:

  1. Heap Diff View: What exactly am I looking at here? Does this represent all live objects on the managed heap, or just those allocated between snapshots?

  2. Attribution: Why doesn’t my FileChunk model appear in the “Paths to Root” for these large byte arrays? Is it because the framework is using an internal buffer (like SharedArrayPool) to materialize the object?

  3. The “Senior Dev” Workflow: Using only the Visual Studio IDE (Performance Profiler, Diagnostic Tools, etc.), what is the specific step-by-step workflow you would use to trace these anonymous byte allocations back to a specific Controller Action or Model?

CES 2026: Qualcomm Shows Off Snapdragon X2 Plus


When Qualcomm unveiled its Snapdragon X2 system-on-a-chip (SoC) last September, it focused on its flagship X2 Elite Extreme chip and the heavy-duty X2 Elite. Both chips are powerful (and pricey), so it seemed like a good time for Qualcomm to also announce the Snapdragon X2 Plus, which was expected to offer more modes of power and a correspondingly lower price tag. It seems that Qualcomm was saving the X2 Plus for CES. We now know much more about the ARM chip that will be powering many mid-range laptops in 2026 and beyond.

Like the X2 Elite and X2 Elite Extreme, the X2 Plus will appear in Windows 11 Copilot+ PCs, which are desktops and laptops designed around AI. To meet the Copilot+ PC requirements, a computer must be capable of 40+ TOPS and meet minimum hardware specifications. Copilot is an AI assistant in Windows. It is also integrated with the Microsoft 365 Office suite.

The X2 Plus is a shoo-in for the Copilot+ PCs; Qualcomm puts the performance of its Hexagon neural processing unit (NPU) at 80 TOPS. The Oryon CPU portion of the chip sports up to 10 cores (six “Prime” cores and four “Performance” cores) at up to 4.0GHz. That should represent a solid improvement over the previous-generation chip.

“The 3rd Gen Qualcomm Oryon CPU delivers up to 35% faster CPU single-core performance than the previous generation, while using 43% less power than the previous generation,” Qualcomm wrote in a statement.

The Adreno GPU also takes a step up from its previous generation, delivering up to 29% better performance. Obviously, it will take some real-world testing to determine whether the new Snapdragon chips live up to Qualcomm’s bold claims. But the hardware improvements are likely to lead to a noteworthy performance bump.

The GPU supports DirectX 12.2 Ultimate and gives users the option to connect up to three 4K monitors. The SoC also features Wi-Fi 7 support, which is a nice touch for road warriors. It also supports 5G and Bluetooth 5.4. Its memory bandwidth is approximately 152GB/s.

The Snapdragon X2 Elite and X2 Elite Extreme, on the other hand, each have 12 “Prime” cores and 6 “Performance” cores, giving them significantly more power than the X2 Plus can provide. And while the X2 Elite has the same 152GB/s memory bandwidth as the X2 Plus, the Extreme SoC has a memory bandwidth of 228GB/s.

Lenovo already has Copilot+PCs with the higher-end SoCs ready for primetime. But the extra power raises the price, so you’ll see the X2 Elite and Extreme less often than the X2 Plus.

Fuzozo interacts with users through its speaker and microphone, as well as offering tactile feedback, responding to touch with purr-like vibration. Those two eyes are mini displays, and their changing appearance goes a long way towards communicating Fuzozo’s “moods.”

The software side is where Tuya comes in, providing the backbone needed to connect Robopet’s hardware with AI models hosted in the cloud. Fuzozo was first introduced last summer, but with WiFi-only connectivity, limiting its usefulness — having a fuzzy little AI buddy feels a lot less exciting when it loses all its AI-based emotional interactions every time you travel away from home. That’s now being addressed, and at CES this year, Fuzozo is getting a cellular-connected upgrade.

Thanks to that, Fuzozo is able to use those AI models to develop a unique personality over time, and you can guide it along the way. In addition to interacting directly with the fuzzy little dude, you can use its connected app to track that progress, as well as share more about yourself through a journaling mode. The idea is to fuel a natural-feeling, growing bond between you and your AI pet.

Fuzozo is available in five different colors, each tied to an elemental “primordial personality key” — but you’re free to steer its personality development from there. Narwal adds AI to its vacuum cleaners to monitor pets and find jewelry


Robot vacuum maker Narwal unveiled its new set of smart vacuum cleaners at the Consumer Electronics Show (CES) with AI-powered features such as monitoring pets, finding valuable objects, and notifying users about misplaced toys.

The company said that its new flagship Flow 2 robot vacuum has a rounded design and easy-lift tanks for better cleaning. The device uses two 1080p RGB cameras with a 136-degree field of view to map out the area and recognize different kinds of objects using AI models.

Narwal said that through this tech stack, the vacuum cleaner has the ability to identify an unlimited number of objects. The device first tries to identify an object locally, but in case there are no matches, it sends the data to the cloud for further processing.

The Flow 2 has three key modes called pet care mode, baby care mode, and AI floor tag mode. With pet care mode, you can define zones where pets usually rest or hang out to clean them. Plus, it can monitor pets and also check in on your pets via two-way audio (there is no guarantee that they would listen to you, though). In the baby care mode, the vacuum switches to quiet mode near the crib and notifies you of misplaced toys. In the AI floor tag mode, the vacuum recognizes valuable items like jewelry, avoids them, and alerts you.

Narwal said that its newest vacuum cleaner has four cleaning modes that can identify different types of dirt. The device can also return to its base to wash the mop and then re-mop a certain area if it is dirty. The company noted that the Flow 2’s design allows for a higher hot water washing temperature for better cleaning.

Along with the Flow 2, the company also showed off a handheld vacuum called the U50 that weighs 1.41kg (3.1 lbs) and has UV-C sterilization along with heat treatment for allergen removal. The company also demoed an unnamed cordless vacuum with a slim design, 360-degree swivel, and up to 50 minutes of run time. The cordless vacuum also has an auto-empty station that can support up to 60 days of dust disposal.
